Acquisition Criteria
Nassimi Realty, a family owned diversified investment and Development Corporation seeks
to acquire properties to meet either of the following criteria:

I. Core Retail Investments:

Retail properties with a minimum of 50,000 SF in NY, NJ, PA or 100,000 SF anywhere on the eastern half of the U.S. Properties must be located in major metro areas or secondary shopping destinations. Opportunities to enhance the income during the holding period are required. Deal sizes range from $2,000,000 - $100,000,000.

II. Value Added / Opportunistic Investments:

Retail, office, industrial or multifamily value added opportunities offering potential near term revenue enhancements that could result from re-positioning the tenant mix, building expansion space for existing tenants or new tenants, and / or building pad sites. Vacant buildings and non performing assets are also considered. Deal sizes range from $500,000 - $50,000,000.

III. Non-Performing / Performing Notes:

Purchase of Non-Performing or Performing Notes at substantial discounts to par, collateralized by retail, office, industrial, multifamily, or land assets. Deal sizes variable.

IV. Land for Development:

Opportunistic land acquisitions for residential or commercial development. Long-term “land banking” opportunities also considered.

V. Other:

On a case-by-case basis, other acquisition opportunities will also be considered, including distressed hotel/lodging projects, bulk sales of condominiums, and/or opportunistic purchase of stalled development projects.
